Something happens when you spend every day on the phone with buyers’ agents. You start to hear the market before the numbers confirm it.
I work with sellers, so I’ve always got multiple listings going, reaching out to agents to see who has a qualified buyer.
Those conversations keep circling back to the same concerns, and together they tell a clear story about why demand has pulled back and why that’s pressing on prices here in the Northwest.
It comes down to three forces. When I listen to what’s holding buyers back, it sorts into employment, visas, and interest rates. None of them is a headline on its own, but stacked together they explain the softer demand we’re seeing, and lower demand is what’s shaping the market and the prices inside it.
1. Our tech-heavy job market has turned. The first factor is employment, and locally it hits harder because we’re so tech-driven. We had years of heavy hiring, and that’s reversed. Now it’s layoffs, forced retirements, and a workforce getting trimmed instead of expanded. When people aren’t sure their job is steady, they don’t go shopping for a house, and you can feel that hesitation in the buyer pool.
2. Visa uncertainty is pulling skilled buyers out. The visa situation is closely tied to employment, and it’s a real concern for many of our skilled workers coming from outside the country. Getting one of those visas has become extremely difficult and expensive, whereas it was fairly routine not long ago. If you need to travel or move back and forth, you genuinely worry you could lose your visa or run into problems you didn’t see coming. That uncertainty keeps people on the sidelines and takes a real slice of qualified buyers out of the picture.
3. Rates back over 7% are the third weight. The last factor is interest rates. Previously, I talked about rates climbing from the mid-6s to over 7%, and right now we’re sitting around 7.25%, with another increase possible before the year’s out. Put all three together, and you’ve got the forces holding demand down. At the same time, pending sales are dropping, and more inventory is coming on, so we’re landing with noticeably more supply and less demand.
Don’t expect much to change by the new year. My honest question is what actually shifts between now and the first or second quarter of next year. Do rates come down? Does hiring pick back up here? Do the visa issues get resolved? I don’t have a crystal ball, and I’m not seeing signs that any of that will happen soon. So rather than a turnaround, I think we’re looking at more of the same for a while.
Price for today’s buyer, not six months ago. If you’re serious about putting your home on the market, this is what matters most. Pricing to today’s buyer is critical, which means you’re not looking back at what homes sold for six months ago; you’re looking at what the active competition is telling you right now.
When prices are drifting down, the seller who accepts the lower price first actually wins, because they set the market. The ones who keep anchoring to the past end up chasing it down, cut after cut. Being strategic and realistic from the start is what protects you in a market like this.
Nobody knows for sure, but there are real indicators we can read to see where things are heading, and right now they point to a patient, supply-heavy stretch. I’d rather be upfront about what I’m seeing than tell you what you want to hear.
