There’s been a clear shift in our local housing market this June, and it’s starting to look a lot like 2022 again. If you’re thinking about buying or selling, it’s essential to understand what’s happening so you can make smart decisions this summer.

Inventory is climbing quickly. At the start of June, there were 1,322 active listings. By the end of the month, the number had risen to 1,532. That’s a 15% increase in just a few weeks. Compared to the same time last year, inventory is up 63%. This is the highest level of available homes we’ve seen since interest rates jumped in 2022.

Buyers have more options and more leverage. With more homes on the market, buyers are moving more carefully. Properties are taking longer to sell. Approximately 11% to 13% of sellers make price cuts each week. These price adjustments are starting to bring down the overall averages, and we could see more of that through late summer.

Prices are currently stable but may soften soon. So far, average prices from January through June are up 2.6%. While that is still a gain, the pace has slowed. If inventory continues to rise into August or early September, average prices may level off or even decline slightly.

The market is adjusting, not crashing. We do not see any signs of distress. This is not a wave of foreclosures or panic. The current market is acting more like what we saw in 2018 or 2019. Homes are still selling, but success depends more on smart pricing and strong marketing.

Sellers should pay attention to current data. If you plan to sell, do not rely on numbers from earlier this year. Use the most recent 30-day data to guide your pricing strategy. Buyers are doing their homework. A home that is priced correctly from the start is more likely to receive strong offers and avoid lengthy market days.
