If your home has been on the market and nothing’s happening (no showings, no offers, no interest), it’s time to ask the hard question: Why isn’t it selling? Especially when other homes nearby are going under contract, it can be frustrating and confusing. I’ve worked with a lot of sellers in this exact spot. Most of the time, it comes down to these three fixable issues: pricing, condition, and marketing:

1. Overpricing is the most common reason a home gets ignored. Even a 10% bump above what the market supports can make buyers scroll past your listing. In this market, people know what things are worth. If your home doesn’t match those expectations, it won’t get the attention it needs to sell. The longer it sits, the more it looks like something’s wrong with it even if there isn’t.

2. The condition doesn’t match the asking price. Buyers aren’t just looking at square footage. They’re looking at how the home feels, how clean it is, and what shape it’s in. If the place has wear and tear or is next to a busy road, the price must reflect this. It doesn’t mean the home can’t sell. It just needs to be priced appropriately for its condition. Ignoring this connection can cause buyers to lose interest fast.

3. Your agent may not be marketing it well. Not every listing gets the same effort. Some agents post a few photos, hit “publish,” and wait. That’s not enough. Selling a home today requires strong marketing, like professional photos, virtual tours, targeted promotion, and active outreach to other agents and buyers. If those pieces are missing, even a well-priced home in good shape can sit for months.
